Start with square footage

The cleanest base is room size. Roughly estimate each bedroom's area, add the shared common space split evenly, and divide the rent in proportion. A person with 40% of the private space pays 40% of the “private” rent, plus their equal share of the living room, kitchen and bathroom.

Then adjust for the things size misses

Square footage is the anchor, not the whole story. Nudge the split for the features people genuinely value:

  • --Private bathroom — a real premium; the ensuite room should pay a bit more.
  • --Natural light & windows — a bright room beats a dark one of the same size.
  • --Balcony / built-in wardrobe / AC — small perks that justify a small bump.
  • --Noise & privacy — the room over the road or next to the front door might deserve a discount.
